After making the decision to subdivide or purchase, a lot of questions arise. How many units can be accommodated on the land, can it be a 3 bedroom 2 bathroom, how long will the process take and the big one, what will the cost be? George says that getting good advice from the very start is imperative for anyone who is thinking of subdividing. Quite often people start developing a property before they are fully advised of all the applicable costs and it is much better to obtain a full feasibility study up front. Clients come to George and Damon with plenty of questions about unit development but it is fairly easy to get started. Damon advises that a simple informal meeting to ascertain block size, council zoning and requirements are enough to get the ball rolling. Clients are then advised of how many units the block can accommodate, various costs including construction, finishing, subdivision and site works. After this initial meeting George and Damon will put together a written feasibility study and provide that documentation to the client within 24 hours.
There is no set timeframe when it comes to developing a block as every Council varies. There are 32 local government authorities in WA.
